Although we invest in longer-term projects (see "Long Term" tab), we have been a Value Added player the entire life of New Urban. Our typical acquisition of this type anticipates a three to five year hold period with minimum project IRR of 17% and a 1.7 multiple on equity.
At New Urban, we target only value-added properties that meet these criteria. By knowing what to acquire and where, we have built a portfolio of transactions with compelling results--as demonstrated in our Track Record (see "Track Record" tab). Investors and brokers can be assured that we employ a strategic focus and discipline to deliver value and success.
Our value-added targets include office, r and d properties, and mixed use. We look for traditional rent roll plays as well as vacant buildings and buildings requiring substantial rehabilitation or improvement.
