Recognizing that some strong sub-markets can be "played out" as to value-added opportunities, but still remain a viable area for longer-term holds (six years and longer), New Urban also seeks out and acquires those opportunities. Typically, a longer-term asset will be an office, r and d, or industrial asset that is either stabilized in income or can be within a two year period. There must however be a companion element—such as an expiring lease, a capital improvement program or a demonstrably emerging market—that can provide "lift" within a six year to seven year hold period.
